PRE-BOOKING

Guests have questions before deciding to book--responding immediately and courteously is the key to securing their reservations.

CHECK IN & CHECK OUT

Guests have a window between 3pm and 2am to check in, and they want the flexibility to arrive on their schedule.  After check out the property is fully cleaned and inspected before the next guest arrives, often the same day.

ENSURING A PLEASANT STAY

Your guests are on vacation--not full-time renters living at home.  They expect any problems with the property, even ones that they might have caused, to be fixed immediately.

LOCAL MANAGEMENT

Unlike our larger "competitors" we are only local to Los Angeles, Malibu, and Topanga.  You know the specific team members servicing your property and you can text or call us ANY time for immediate answers. Absolutely no call centers or useless message takers.

DETAIL OBSESSED

We will never claim perfection but we are meticulous with the details.  Always perfecting, always cleaning, always striving to improve.  You will never hear us say something isn't our responsibility or problem.  If it isn't right we'll fix it.

LONG-TERM RELATIONSHIPS

We are fully invested in our relationships with homeowners because we expect to work together for a long time.  We don't accept properties from owners that don't meet our quality and design standards (though we can help you get there if you need some assistance!).

We are available for you at every step of the process with individualized options, no minimum contract or obligations:

  • Complete property management:

20% up to $300/night

18% for $300/night-$1000/night

$14% for $1000/night+

  • Furnishing and interior decorating also available, can be quoted after a free consultation meeting

Pricing

WHAT'S INCLUDED IN COMPLETE PROPERTY MANAGEMENT

  • Professional photographs of the property, updated as often as needed

  • Daily updates of listings and pricing to meet demand

  • Answering questions and approving potential guests

  • Corresponding with confirmed guests to arrange check-in and check-out

  • Taking care of on-site issues 24/7 including lockouts, minor plumbing such as clogs, wifi or technical issues, etc.

  • Overseeing cleaning and maintenance

  • Stocking supplies and replacing household items as needed

  • Routine, simple maintenance such as replacing light bulbs or changing door knobs

  • Crafting individualized welcome packet and neighborhood guidebook for guests

  • Filing claims through Airbnb

Hi! I'm Sara!  I grew in Los Angeles (Pasadena to be specific) and truly love sharing this amazing city with my guests every day.

 

I learned everything I know from the ground up, through trial and (hopefully not too often) error.  I started hosting on Airbnb in 2013 on the side while working as a project manager in the construction sector.   My background in sales, customer service, and residential construction has been the perfect training for managing vacation rentals.

In 2017 I made this my full-time business and I'm very passionate about providing exceptional experiences for guests and at the same time easy, hands-off management for homeowners.  I started out managing a 2-bedroom home for my former boss and now have around 45 listings around Los Angeles, Malibu, and Topanga.

I believe strongly it's better to do too much rather than too little and there's always room for improvement.  Along the way I've learned everything there is to know about listing on Airbnb and VRBO and I'm confident you won't find better service or value with anyone else.  My top priority is maximizing profits for the long-term, which is done through consistent maintenance of the property, creating good relationships with your neighbors, and ensuring our guests become repeat customers.

I manage a small team so that I can always keep a close eye on all my properties and I truly care about taking care of them like they're my own.

What's not included in our complete property management fee?

  • Utilities

  • Amenities & supplies (linens, towels, toilet paper, paper towels, etc.) 

  • Security cameras

  • Any repairs or maintenance work requiring an outside contractor

  • Cleaning fees (typically paid directly by guests)
